The bedrooms are equally a haven of luxury, all are beautifully furnished and in addition to full en- suite facilities, are equipped with colour tv, direct dial telephone, and tea/coffee hospitality tray. Some rooms enjoy magnificent views across to the extinct volcano of Arthur's Seat.
Bedrooms are Served daily. Guests have their own front door key, to come and go as they please.

| Cancellation Policy: | Cancellation Policy: If cancelled up to 3 days before date of arrival, no fee will be charged. If cancelled later, the first night will be charged. In case of no-show, the total price of the reservation will be charged. Children and Extra Bed Policy: All children are welcome. All children under 6 years stay free of charge when using existing bedding. All children under 2 years stay free of charge for cots. All older children or adults are charged GBP 20 per night per person for extra beds. Maximum capacity of extra beds/babycots in a room is 1. Deposit Policy: No deposit will be charged. VAT and city/tourist taxes: 17.5 % VAT is included. Service charge is not applicable. City/tourist tax is not applicable. Internet: Wi-fi is available in public areas and is free of charge.
