Kitz Residenz enjoys a quiet location, just 700 metres from the centre of Kaprun and only 70 metres from the the skibus stop.

The 14 comfortable apartments (from 51 to 135 m²) come with a fully furnished kitchen and a balcony or terrace with a view of the Kitzsteinhorn. Several restaurants and supermarkets are very close to the apartment house. Kaprun and its surrounding area offers countless activities to choose from, in summer as well as in winter.

The building that houses the apartments was originally a small hospital that functioned as such for half a century. That explains the large spaces, the robust architecture and the solid massive construction. That is why Kitz Residenz also feels a bit like a fortress; its own, strong character was completely preserved during the renovation. The sanitary and electric facilities and the used materials are of course completely adapted to the demands of today. All apartments come installed with a luxury kitchen and sanitary facilities of the highest level.

Our atmospheric apartments are very spacious and are equipped with a complete kitchen, one to four bedrooms and one or more bathrooms. All apartments feature a balcony or a terrace with garden furniture.

The ski areas of Kaprun (Kitzsteinhorn and Maiskogel) and Zell am See (Schmittenhöhe) together form the famous Europa Sports Region, offering about 130 km of ski and snowboard runs and 230 km of cross-country ski runs.

In summer you can enjoy all kinds of water recreation at the beautifully situated Lake Zell. Between Kaprun and Zell am See there is a 36-hole golf course, which is said to be the most beautiful golf course in Austria.
